These Terms & Conditions govern the provisional booking, payment, cancellation, and registration process for land/plot offerings by Mansion Nest Builders. By submitting a booking application or making any payment, the Applicant(s) agree to be bound by these terms.
Nature of Booking
This booking constitutes an application for provisional booking of an agricultural land or NA plot as mentioned or advertised in the project being developed by Mansion Nest Builders, or its Special Purpose Company (SPC) or subsidiary, as applicable.
The provisional booking shall be confirmed only upon payment of 10% of the total cost of the land/plot, along with applicable taxes, within the stipulated time communicated by the Company.
In case the Applicant(s) fail to make the required payment within the specified time, the provisional booking application shall stand rejected automatically, without any obligation on the part of the Company.
Confirmation of Booking
Provisional booking does not confer any right, title, or interest in the land/plot until:
- The required booking amount is paid in full
- The booking is formally acknowledged by the Company
- Further documentation and compliance requirements are completed
Allotment, registration, or transfer shall be subject to availability, legal clearance, and fulfillment of all applicable conditions.
Registration & Other Charges
Registration charges, stamp duty, documentation fees, and other incidental expenses applicable at the time of registration shall be extra and shall be borne entirely by the Applicant(s).
Any statutory taxes, duties, or government levies applicable from time to time shall be charged additionally and paid by the Applicant(s) as per prevailing laws.
Government taxes are extra and subject to change as per applicable regulations.
Mode of Payment
All payments shall be made only through Demand Draft, Cheque, NEFT, RTGS, or other approved banking channels in favour of M/s. Mansion Nest Builders, or its Special Purpose Company or subsidiary, as applicable.
All payments must be deposited only at the official office of the Company.
The Company shall not be responsible or accountable for any payment made to any agent, broker, representative, or third party.
The Applicant(s) must ensure they receive a duly signed receipt issued by an authorized representative of the Company for every payment made.
Cancellation & Refund Policy
In the event of cancellation or rejection of the provisional booking of the agricultural land or NA plot due to any reason whatsoever, cancellation charges amounting to 10% of the total cost of the land/plot or the booking amount (whichever is higher) shall be deducted.
The balance refundable amount, if any, shall be refunded to the Applicant(s) within 90 days, subject to completion of all formalities and submission of required documents related to the cancellation.
No interest shall be payable on the refunded amount.
Documents Required for Registration
The Applicant(s) shall be required to submit the following documents at the time of registration:
- Aadhaar Card
- PAN Card
- Farmer Certificate (7/12 extract), wherever applicable
- Passport-size photographs
- Witness documents (Aadhaar Card and
- Photograph – mandatory)
The Company reserves the right to request additional documents if required under applicable laws or regulations.
Applicant Declaration
The Applicant(s) hereby declare that they have carefully read, understood, and agreed to all the terms and conditions stated herein.
The Applicant(s) agree to abide by these terms unconditionally and confirm that no verbal assurances, representations, or promises outside this document shall be considered binding.
General Conditions
- All information provided by the Applicant(s) must be accurate and complete
- Any false or misleading information may result in cancellation of the booking
- The Company reserves the right to amend or modify these Terms & Conditions without prior notice
- Any disputes shall be subject to applicable Indian laws
Acceptance of Terms
By submitting a booking application or making any payment, the Applicant(s) acknowledge and accept these Terms & Conditions in full.
